  • TENANT ACQUISITION – Very thorough screening of prospective tenants which includes review of rental and credit history, verification of current employment and income, contacting previous landlords to verify payment history and care of property, as well as negotiating and signing of tenancy agreements.   
  • COLLECT RENTAL INCOME – Collect and deposit rents and other income from tenants. Maintain the status of each tenant and run delinquency reports as well as monthly tenant status reports. If rent is not paid we will serve notices when it is 2 days in arrears and start action.

This reporting system will keep you informed on the current operation of your rental property.
  • TENANT RELATIONS – Courteous, professional managers that treat all tenants with respect and dignity. We offer fast service for all work orders, maintenance calls and tenant questions, concerns and emergencies.
  • RENTAL ANALYSIS – Provide timely updates, recommendations for rental increases, tenant agreement negotiations and handling of renewals.
  • MARKETING - Determine current rental value and start an aggressive marketing program. Place signage on property and expose the property to many potential tenants. We will pursue all leads and inquires and be available for showings that are convenient for the tenants, including weekends.
  • MOVE IN NEW TENANT - Thoroughly explain all rental and tenancy agreements with the tenant so there's an understanding of expectations including payment of rent, taking care of the property and how to put the utilities in their name if needed. At this time, we also collect first and last month’s rent.
  • PROPERTY INSPECTIONS - Periodic inspections of all properties are made to assure tenants are maintaining and adhering to the terms of the rental agreement.
  • MAINTENANCE: Our philosophy is to help preserve and increase the value of your investment property, because of this we encourage preventive maintenance and we'll design a maintenance schedule for your property to eliminate the effects of deferred maintenance on the value of your investment. We'll keep you informed of the maintenance needs of your property and large projects, other capital expenditures will only proceed with your consent. You'll get copies of all invoices included with your monthly statement for standard maintenance items. We provide fast and economical repairs including painting, window coverings, new carpet, carpet cleaning, etc using contractors of good reputation at favorable rates. Arranging all routine and/or emergency maintenance in a timely manner, to keep the property safe, the tenant satisfied and costs under control.
